Dear River Oaks Residents,
Wishing you all a joyful and memorable holiday season filled with love, laughter, and cherished moments. This year, we have the special honor of celebrating the 100th birthday of a beloved long-time resident, Willis “Stoby” Reynolds! Let’s come together to recognize this incredible milestone and the joy he’s brought to our community over the years.
Happy Holidays and cheers to a bright and wonderful New Year!

Dear River Oaks Community,
As we enter this season of gratitude and celebration, we want to take a moment to wish you and your loved ones a Happy Thanksgiving and a joyful holiday season. We are grateful to serve such a wonderful community and look forward to continuing to make River Oaks a great place to call home.
In the spirit of maintaining our community’s safety and cleanliness, we’d like to remind residents about some important guidelines and services available:
Monthly Brush and Leaf Pick-Up:
The City of Brentwood offers a monthly brush and leaf pick-up service, one of the most appreciated services provided by the Public Works Department. This service is specifically designed for routine trimming and pruning done by homeowners, not larger-scale trimming performed by third parties.
Guidelines for Brush and Leaves:
• Stack brush behind the curb as close as possible, but not on the road or shoulder. Placement on paved surfaces creates hazards and potential liability for homeowners.
• Bagged leaves will be collected but must be placed in biodegradable paper bags. Loose leaves, dirt, and trash will not be accepted. No exceptions.
• Following these guidelines ensures that everyone benefits from efficient and cost-effective service.
Children at Play Signs:
We want to ensure the safety of all our residents, especially our children. If you wish to display “Children at Play” signs:
• They may be placed in your yard or driveway.
• Do not place signs on paved surfaces, such as streets or road shoulders, as this poses a danger to the public and potential liability for the homeowner.
Entrance Surveys and Landscaping Updates:
For those residents whose lots share a border with the entrances, please be aware that we will be having the entrances surveyed on December 16th. We apologize in advance for any inconvenience this may cause. Once the survey is complete, we hope to improve the landscaping in these areas and ensure a more polished and welcoming appearance for our community entrances.
Thank you for your cooperation in helping to keep River Oaks a safe and beautiful place for everyone.
Wishing you a safe and happy holiday season!

Dear River Oaks Residents,
With Halloween just around the corner, and the excitement building for our neighborhood kids, I wanted to send out a quick reminder to everyone. On Halloween night, please be especially mindful of trick-or-treaters and keep your speed low to help ensure a safe and fun evening for everyone. We’re lucky to live in one of the best neighborhoods in Williamson County, with an incredible atmosphere for Halloween—let’s make this year’s celebration the best one yet by driving slowly and staying extra cautious!
On a neighborhood update, some speed limit signs on River Oaks Rd. and Johnson Chapel were recently changed from 25 mph back to 30 mph. We're not entirely sure why this happened, but I’ve been in touch with the city, and efforts are already underway to restore the 25 mph speed limits throughout the area.
You’ll also notice some improvements around our entrances soon! We’re actively working on updating these areas, and they should be looking great in the coming weeks. Additionally, you may have noticed the removal of those dead trees near the entrance of River Oaks Rd. Thanks to a generous neighbor, these have all been cleared out, and we’re grateful for their effort in helping to keep our neighborhood looking its best.
Wishing everyone a safe and enjoyable Halloween!

Dear Residents,
Here is our ROHOA Meeting Follow-up:
We have uploaded the minutes from the annual HOA meeting, and they are now available for review at the bottom of The Hub page. I would also like to address a few of the issues that were brought up during the meeting.
1. Leyland Cypress Trees at the River Oaks Entrance: Unfortunately, these trees are not owned by the River Oaks Community , so we are unable to take responsibility for cleaning up the dead trees.
2. Landscaping Improvements: Our landscapers are aware that the entrances need attention. Over the next few weeks, they have assured us that beautification efforts will begin to improve the appearance of the entrances.
3. Bulletin Boards: We are currently gathering prices for new bulletin boards to be installed at the entrances to keep everyone updated with community news.
4. Speed Limit & Safety: We are in continuous communication with the City of Brentwood about the speed limit signs and are exploring ways to improve safety in our neighborhood.
5. We want to thank those that have payed their dues. We are at 68% of homeowners and would love to see more.
Lastly, it’s election season, and the lawn sign Olympics have kicked off! I’ve already gotten a few calls about them, so let’s keep it friendly, folks. Not everyone agrees on politics, but we can at least agree not to catapult signs into your neighbor's yard, no sneak attacks at midnight—let’s keep the battlefield where it belongs: on Facebook!"

Dear Residents,
We hope this message finds you well. As we approach the fall, we wanted to address a few important updates and reminders to ensure our neighborhood remains a safe and pleasant place for everyone.
1. **Children Riding Bikes**: It’s wonderful to see our kids out enjoying themselves on their bikes. However, we ask parents to remind them that driveways are not personal ramps or speed launch pads unless explicitly permitted by the property owners. Recently, we had an incident involving handlebars damaging a car’s side door. Let's work together to keep our neighborhood safe and our vehicles unharmed.
2. **Yard Waste**: When placing limbs or yard waste out for collection, please ensure they are positioned at the edge of your yard and not in or hanging over the roadway. Additionally, we’ve noticed yard debris in common areas, such as in front of the River Oaks Road stone wall. Keeping these areas clear is essential for maintaining the appearance and safety of our community.
3. **Football Season and Parking**: With football season approaching, particularly BA Football at Brentwood Academy, we want to acknowledge the efforts of Brentwood Academy in managing Friday night parking. However, we continue to see issues with cars being towed. Please remind your guests to park in driveways or yards, not on the street, to avoid any inconvenience.
4. **Annual ROHOA Meeting**: We look forward to seeing everyone at our annual ROHOA meeting on August 20th at 7 PM at Brentwood Academy library. Your participation and input are greatly valued.
5. **Dues Payment Update**: So far, 30% of residents (91 of 307) have paid their dues. Payment options this year include check and PayPal. We are considering adding a credit card option next year for added convenience.
Thank you for your attention to these matters and for your continued cooperation in keeping our community enjoyable and well-maintained.

Dear Neighbors,
We are confirmed for our annual neighborhood HOA meeting on August 20th at 7 PM, to be held at Brentwood Academy library. Please note that the entrance to Johnson Chapel will look a bit bare for a while, as we have had to remove some dead trees. We plan to replant and overhaul the entrances once the planting season begins.
Additionally, we are updating the directory and hope to have it available soon. Thank you to everyone who has already paid their dues. We look forward to seeing our neighborhood looking its finest this fall!
Thank you!

Dear Neighbors,
Join us for our 4th of July Parade starting at 9 am at Timbercrest and Long Valley. Immediately following, gather at the empty lot for a social hour and water slide fun!
Regarding landscaping, we've noticed the bushes at the entrances are not recovering as expected. We had hoped they would bounce back, but since they haven't, we plan to address this in the fall.
Looking forward to seeing you all there!

Thank you once again for your ongoing support and participation in making River Oaks a great place to call home. If you have any questions or concerns, please don't hesitate to reach out.
Yours Sincerely,
Rodney Lunn
